Zoning Board of Appeals grants Special Permit for residential overhangs.

BEDFORD — The Bedford Zoning Board of Appeals unanimously approved a Special Permit for Ling Zou to construct two overhangs within the front yard setback at 11 Hayden Lane. Chair Thomas P. Flannery and the five-member board voted 5-0-0 to grant the permit after a re-survey showed the house itself sat within the setback, making the overhangs an intensification of existing non-conformity rather than a new one; the motion referenced an amended plot plan initialed by Ms.

Zou and conditioned the approval on neither overhang being enclosed. The board also discussed an informal shed request from Robert Smith, directed him to consult the Conservation Administrator, and clarified that State Accessory Dwelling Unit setback rules preempt the Town's more restrictive bylaw language.
