Bedford Planning Board approves sunroom conversion as minor special permit amendment. The board voted unanimously to allow enclosure of a deck at 73 Kendall Court into a sunroom with roof, walls, windows, and door at the Hartwell Farms condominium development. Attorney Pamela Brown, representing the condominium association, argued the modification aligns with the 2011 Special Permit Amendment governing the development, and Planning Director Tony Fields confirmed the proposed sunroom would not be heated.

The board modified condition 2 of the amendment to include "sunrooms with windows" alongside screened porches, clarifying that all existing conditions—including prohibitions on insulation, heating, cooling, and year-round climate control—remain in effect.
